Consultation Outcome – The RSH – What are the implications for ASB Practitioners?
The RSH has unveiled fresh standards for social housing landlords, geared towards safeguarding tenants and improving services, starting from 1 April 2024. These standards emphasise prioritising tenant safety, promptly addressing complaints, treating tenants with fairness, understanding housing conditions, and harnessing data effectively. RSH will oversee landlords’ adherence to these standards through regular inspections and enforcement measures, with the ultimate goal of enhancing the quality of social housing. If you want to read the full publication you can click here.
The new standards set by RSH signal a heightened focus on tenant safety and well-being within social housing. For us as practitioners, this will mean an increased expectation on ensuring landlords address and prevent issues such as noise disturbances, vandalism, and harassment effectively. We will need to find opportunities to collaborate with social landlords to implementing strategies that create safer and more respectful living environments for tenants – with more of a focus on collecting and managing accurate data, which has been too subjective in the past. We are specialists in supporting providers with preparing for the proposed regular inspections in order to demonstrate accountability, capture evidence and promote best practice – which is something which is going to be needed in this new world.
Darren’s thoughts: The clarity of this consultation outcome is welcoming, but the increased emphasis on accountability and data collection could be problematic for both landlords and ASB practitioners. It really underscores the importance of evidence-based interventions and collaborative approaches to tackle anti-social behaviour effectively – giving even more weight to the importance of a robust ASB case management process.
